Unfortunately, she hasn't made a payment since 2006. So there is little equity maybe $10,000 and a subject to won't work because the property needs about $30,000 in repairs plus the $4000 back taxes and the penalty the lender will want to charge for all the taxes they have been paying trying to keep the county from tax selling it. Sounds like a dead lead and time to move on

After further talking with my client, I think what is going on is the property owner stopped making payments. The bankruptcy held the lender up from foreclosing, the county has put a tax lien on the property and has put in on the block for tax sale and the lender has been paying taxes to extend the tax sale so they don't loose their mortgage lien. Do you think it would be worth contacting the lender to see if they want to shortsale it? That kind of sounds like the way I would need to go.

@k. Marie Poe So does the bankruptcy remove the mortgage or just freeze them in time?

Absolutely they are. But, I just need to keep trying. That Wholesaler meet up sounds good. Who knows, maybe I can find a deal from someone there.

Just ran a search through us title records. There was a single mortgage in 2002 for $115,000, There was a quit claim deed issued to my client as the buyer in 2006, looks like from a divorce. With no mortgage listed at that time. So does that mean the mortgage rolled to her?

A few steps closer to a deal:) I don't know if I feel like I'm taking massive action, but action non-the-less is better then doing nothing.

@Wayne Brooks Do you think I should have her contact her bankruptcy lawyer to contact me? Then I can see what the bankruptcy status is. Or is there an easier way to know that?

I found a great vacant home and I found the owner. The problem is that the owner doesn't believe she has control of the property anymore, since she went through bankruptcy. The house is slated for tax sale for $4000 in back taxes. She is also still listed in the assessors office as owner. Do I need to go through her bankruptcy lawyer to get this property? Any advice would help a lot. Thanks.
