@Andrew Postell to be clear then for residential mortgages...the missed payments during the 3 months forbearance should NOT negatively impact anyone when looking for future mortgages? Would payments show up as "current" on credit reports during this period due to Covid?

@Drake Johnson @Kenny Manchester great insights and post! I am going through the same issue myself. 

What I question is that lenders are saying this can not be negatively reported to credit bureaus and your payment history will be deemed "current". So if that is true, how will future lenders know given that these are extreme circumstances due to a global pandemic?

Don’t know the specifics of the deal, but probably won’t make sense at those rates. Is there any other alternative financing available? @Kyle Darwin Enriquez

@Scott Trench @Matt Maurice great points. As a non-local investor looking into new towns, what sites/tools and indicators have you looked into to get a better understanding of the neighborhood and projected growth?

Another general question, why do you think prices in Union City have remained relatively lower than neighboring Weehawken, Hoboken JC and etc?

I think how to best think about that is not in specific % amounts. But you want to structure a deal that works best for you and the investor, and that appropriately compensates you for the level of work you are doing, while also not making the investor adversely interested in doing the deal. At that point, I think it’s a discussion between you two.

@Jaysen Medhurst I went to Waterbury to check out a few properties last week...seems like there could be great cash flow but limited appreciation. I'll have a look into some of the other towns you've mentioned. Middletown has actually been mentioned to me already by a few people, so that may be a priority. Thanks for the insights!

@Brandon Arce thanks for the insights! I've felt the same about Union City...particularly the South side near the Heights & bordering Weehawken. Need to personally look more into Bayonne. It'd be great to connect and talk more.

@Max Vishnev thanks! I've only recently started actively looking and ideal budget would be around $300-$500K but I can be flexible with that. Will look more into Bayonne now.
