Hey! I'm not new to REI and I've been talking about getting my first property for several years now. I'm finally ready. I found a property on an auction site that I'd like to bid on. I'm looking to use it as an investment, not a primary residence. I'm considering using hard money lenders or DSCR loans, but it seems like DSCR would be a bit complex. I'd also like to try to purchase with a land trust or my LLC. Any recommendations for hard money lenders? Thanks.

I'm a newbie that's getting into subject-to deals in the DFW area. Anyone know where I can find documents needed to successfully close on a sub-to deal? @Jaron Walling The main reason I want to avoid banks is because of the high interest rates right now and it is projected to go even higher. Otherwise, I wouldn't have any problems going to a bank to get a traditional conventional, FHA, or USDA loan.

I am looking for more creative financing than just the traditional ways of doing things, which is why purchasing has partially held me back.

Hi all! I used to be very active here on BP in 2017 and was going to purchase my first rental property. However, I got analysis-of-paralysis like many newbies and now fast forward to 2023 and I still haven't invested in my first property. With that being said, I would like to look at creative financing options (sub-to, seller financing, etc.) to FINALLY get my first property in the DFW area (open to other Texas markets too). 

Any suggestions on how to get my first rental? I would prefer to avoid banks due to higher interest rates. However, I am open to hearing any suggestions.

@Zane Zeigler I am looking for a rental. I've had my eyes on a couple but I've been hesitant on taking the next move.. I'd also like to get a bit familiar with wholesaling. I was intrigued by how it works.

@Dylan Hargrove Thats awesome! I've been looking into house hacking as well with a duplex but I can't seem to find one in the areas that I want to live in here in DFW. You are very inspirational.

@Charles Stanback Thats amazing! I actually used to live in FW too when I first moved here last year. But I still work in FW, so i make that drive everyday for work :-/
