Taking ownership of 2 more rentals this Friday... Going to be in town for final Walk through and want to know what do you landlords go in and fix which results in better marketability that I can take care of in a day or two while in town for the weekend? Thanks all!
Looking to replace a roof and either repair or demolish a chimney. Currently the water heater is vented through the chimney- there's no fireplace in this place I'm looking at. Wondering if someone can recommend a contractor / roofer in the Syracuse area who may be able to help a fellow bp'er out. Cheers to all.

You can get a heloc if you go through td Ameritrade

From so cal- looking to invest in multi units in college towns to generate a steady income. Let the fun begin!

Hello everyone.

I'm looking into multifamily unit investing. I currently have a friend and his group that will manage my property. They take 1/2 months rent + 5%/ month. Turns out to approx 9 % or so monthly. Now, one of the employees (also a friend) will act as my purchasing agent. If so, should I negotiate a deal for lower management fees/month? What is typically standard in this situation?
