What if I told you that you could own the pad you're renting for two years worth of rent? Well, that's exactly what a high end coffee machine is. I love my Jura ena 9. It was costly when I bought it (bought it at Costco.com for their indefinite return policy on certain items). That said, the gf and i make at least 2 cups a day of basic coffee. That's like 5 bucks at Starbucks- let alone the times we splurge w espressos or make lattes using the machine. I can confidently say that each cup of coffee is consistently as good as the day I bought it. In the end, I've owned it for over two years- it's paid for itself and it is a joy to experience. Definitely recommend checking the brand out if you can. Cheers

I live in nyc and rent on account of how little money I'd have to invest elsewhere after a down payment and monthly mortgage. Not to say the appreciation locally isn't attractive - it's just a little too speculative and doesn't generate passive income immediately. In a buy and hold situation you may still find yourself owing cash monthly even if the remainder of the units were rented on a 30-year. After considering the trade off with a down payment (assuming not FHA) I feel like you'd tie yourself and your cash to that sole property to make or break you until you could acquire enough cash to invest again. As I say this, I know others who have been successful doing it- it just requires a little more luck and ingenuity to succeed. Try your luck right outside the city for more easily attainable gains.

I think it's fun and educational to manage properties on your own to start. It may not be for everyone but it teaches you what to expect if things hit the fan and you were first in line. Also educates you on cost of work as to make sure you're not being ripped off by property management.
Keep reading man. Lots of great information here to soak up. Go online and look at properties, schedule viewings and understand what's around. It's just like shopping- at some point you'll find an excellent deal. Best of luck.
That's silly- would be beautiful if they could change this as most people I imagine are on their phone sending messages. I rarely use my laptop anymore.

Waste of time trying to purchase property to rent out in so cal. Take your money elsewhere if you want any serious returns.
