I was told that I could get a free list from the title company that I found to help me with wholesaling properties. They were willing to give me a hand as I planned on working with them. For direct mail marketing you need to first gain the criteria your looking for and then market to them. Where are people finding there list, and most importantly, what criteria are you searching for. Are these list from a title companies the same list as say the list from listsource.com.

Thank you everybody for that info. Let me update all of you just a bit so you know what I have tried, and where I'm going. I have tried direct mail marketing. I wrote a letter via Microsoft word and printed it to 2000 letters, red ink - yellow letter. I downloaded special font that looks like hand writing and figured how to automate the different names and address and printed them all out. I sent out 400 and recieved a lot of calls. I got my list for ABSENTEE OWNERS from a local title company, but most of those people were not willing to sell or were doing some form of investing themselves. I think my list might have been an issue, possibly. Can anyone suggest a list source and the requirements for your lists?

I'm looking to save money right now since things are tough. Two things - I have about 100 signs that I can put out, but I want to put out maybe 25 instead of all 100. The second thing: I am going to purchase the magnets for my car, that basically match my bandit signs. I just want to use the best slogan available for return. So if you can give me your thoughts on the WE BUY HOUSES or SELL YOUR HOUSE FAST. Have you had great success with these or do you something else?

Also, if anyone can make a suggestion on where they get there list and what requirements they use for best results that would be awesome. Thanks to everybody.

Thanks Michael. I did place them in high traffic areas like freeway exits where they had to stop. Do you get good results with your slogan? I also used the 18x24's. I will take your advice and give it a try though. Thanks again.

I am preparing to place bandit signs out and was wondering if I could get BP's network to share some advice. I placed the traditional "WE BUY HOUSES," or "SELL YOUR HOUSE FAST" signs out before and received little response. It never got me a deal. So my question is this: Are these the best slogans to use or is there something else that has worked for some of you seasoned investors? I am afraid that this slogan might lead to another of the 100 wholesalers gaining a lead, or maybe this slogan itself has been overused and people automatically assume it is some scam. No offense to the other wholesales working in the IE. I have been trying to come up with something more original and catchy. Any thoughts would greatly be appreciated. It is important to mentioned that I have placed approximately 5 bandit signs out at one time in different locations. Maybe my numbers are not enough.

If I had 150k, I would do my best to use as little of it as possible. Just some thoughts: consider breaking 150k into smaller incentives of $1000 to $2000 or smaller depending on the situation. Put an ad in the newspaper looking for "subject to" or "assumptions" where you can pay as an incentive to their rights for the property - the longer the better, contract wise. Be sure to find these properties that allow for positive cash flow. Then lease option the properties for a cash down payment, expected appreciation and a short contract. Do as many as you can find. Then start attending trustee's sales and look for the average range paid and buy what you can " little as possible down." Lease the home, for cash flow and appreciation ( maybe a premium too if there are a lot of bites). Be sure to have a title company service the loan. I'm no expert and I'm still new. One thing I wish I knew when I had 150k. Also, I have learned recently from my tri-plex that there is only so much you can expect in rent from people. Still need to gain some more insight, but I am starting to think that the people that rent apartments can only pay so much which limits what you can gain in passive income. SFR's ate the same but the gap between apartment rent and SFR is greater offering more room for passive income. Just some thoughts. Good luck

Steven: As for the tax advantages: I have an LLC, which - correct me if I am wrong, is not incorporated correct? Incorporated is an "S" or "C" corporation. So does this still apply? Basically the tax advantages I could be incurring for buy and hold property are depreciation (building and other assets provided to renters ), and any other associated cost with running a rental property. I just want to be sure I understand. If I flip properties, the business side of flipping would be considered deprecate? What if I have my property under my LLC and use the same LLC to flip? Oh, and please Steve could you remind me why holding a property for 1 year and a day is beneficial? I was thinking there was some benefit there too. I appreceate all your help.
