List for direct mail marketing

I was told that I could get a free list from the title company that I found to help me with wholesaling properties. They were willing to give me a hand as I planned on working with them. For direct mail marketing you need to first gain the criteria your looking for and then market to them. Where are people finding there list, and most importantly, what criteria are you searching for. Are these list from a title companies the same list as say the list from listsource.com.
