On the side away from the lock lift up and push two pieces totally under the rain guard.  Do this for all units.  Do this in the fall and again in the spring.

Going forward as you clean out put two pieces in back.  

Additionally Slide one piece at the back into the units on the right and left.   That’s a total of 4 pieces.

In the fall before it turns cold put a bunch of this all along the fence and grass areas.

Burn or reduce all brush piles and grass areas.

Hey BP Community,

Does anyone have any experience dealing with mice in self storage? I had a tenant complaining and asking if I can do something about it. But if I can't get into the unit to put traps, I'm not sure how to handle it. Thanks!

Thanks everyone for the feedback! It's been interesting to see how everyone's markets differ. I think the biggest thing I'm seeing in the replies is STR is not so much Real Estate investing as it is Hospitality. You have to not only have a good location but a good product/service. I still prefer the long-term for the more passive route. But I wish all the luck in the world to the STR Hosts! Deals are out there

Hey Everyone,

My name is Isaac Johnson. I'm a local real estate investor and agent. Recently I was helping a client find property in NWA and every single house we looked at was an AirBNB that had been bought less than 2 years prior. 1 or 2 seems pretty normal, I understand things don't work out sometimes. But I mean it was 5-6 homes. One of which we bought and they took well under asking if we could close in 2 weeks.
I don't mess with STR, I prefer the longer leases, so I have no experience in the field. I was wondering if any STR investors in the area can shed some light? Is NWA just not good for short-term rentals? Or are most of them bought with interest only loans while they're being furnished and the interest rates just crushed them? Thanks!

Hey BP Nation!
My name is Isaac Johnson. I've been listening to the podcast for quite a while and recently decided I want to be more involved and network with like minded people. My favorite story I have is my first deal. I was renting a house in a small neighborhood. I had enough saved for a down payment, but didn't know how to find my first "deal". I wasn't even sure what a deal was. Buying a house? Getting something cheap? Getting something off market?
No clue. 
I was walking around my neighborhood when I saw an older man loading a UHaul. I was checking Zillow pretty religiously at this point, so knew it wasn't listed. I asked if he was selling. He said yes. So I made him a deal. 

"I'll help load your UHaul, if you let me walk through your house before it goes live"
He agreed. The house was disgusting. Needed new carpet, appliances, paint, etc. So obviously. I told him I'd take it. LOL
I learned so much from that first house. But the most important lesson to take away is put yourself out there! Make friends, connections, help your neighbors. 
Luck happens to people who put themselves in positions to be lucky.
