@Benjamin Blackburn I can send you the MLS #'s if you are interested. I saw a bunch multti and sfh in the 2.7% tax rate.

they are in alief, houston area (14531 Buffalo Speedway, 7200 W T C Jester Blv) and Stafford area. Spring and Cypress tend to be a little over 3%

@Tom Keith if you can get in a class B neighborhood for 50k or less, that's fantastic. In Houston area, that'd probably be right around 100k.

Most tax rate I come across is about 2.7%. That's pretty high!

@Derek A.  I’ve been hunting for a duplex deal in Houston as well. I’ve checked out a few in person and looked a few more on Google map street view. I also talked to my realtor and PM’s in the area as well.

The thing to keep in mind about them is even though they can cash flow better than SFH, they tend to be in class C or D neighborhoods so if you aren't going to manage them yourself, you'd have to run them by a PM first.

I’d say it’s better to stay away from between Beechnut, Bissonnet, 1876 and S. Kirckwood area.

The thing to keep in mind about them is even though they can cash flow better than SFH, they tend to be in class C or D neighborhoods so if you aren't going to manage them yourself, you'd have to run them by a PM first.

@Dawn Anastasi That's fantastic! I love the creative financing you did and the homework you did on your own. I didn't think offering to lower the rent would make sense but it did pay off for you so that's a great approach. 

The total rent you collect on this property is great. I usually see $1500 total rent on a duplex that cost about 100,000 here in Houston.

Would this be considered in class C or class B area for you?

The taxes are a bit high and I can understand why you dropped the price. Glad you didn't pull the trigger though.

Is this property a class C property? Do you have any experiences in owning those in the past?

@Huy N. that's a great looking property you got and based on the # you said, it cash flows really well. Congrats!  

How much $ did you spent on rehab? It looks like it's already been rented so how is it going so far? is it time to make a post about your success yet? I'd be curious to know!
