Hi everyone,

I'm fairly new to the real estate investing but I have been spending time to read up on material here on BP, catching up on the podcast and meeting people who are already active in the market.

I am positioning myself to be a buy & hold type of investor and I'm looking to find my first rental property in Houston. It would be great to hear some you and eat me know what your story is :-)

hi there, 

I am pretty new to real estate investing. I would like to find my first property in Houston in invest in. I am positioning myself to be buy & hold. From talking to people and listening to pod casts, it seems like multi family property would be a better deal than a single family property to get my hands on.

I would like to get some feed back on that from those who invest in Houston area. Is that true here in the Houston market? Would I be able to find those deals on har.com? What's the price range for those?

I would like to hear the pro's and con's from those who have managed/invested in multi family properties in Houston as well.

Post: Typical Cap Rate for Your Area

When I started using the rental property calculator on Bigger Pocket, it asked me to put down the typical cap rate for my area. 

I live in Houston area and I am looking for properties in areas like Pearland, Stafford, Spring or Sugarland area.  How do I determine the typical cap rate for these areas?

@Ashley St. Gelais Thank you so much for the input. 

That's inline to what I was thinking. I wasn't sure if there are tools out there that calculates by the criteria and spits out the estimated rent amount (wishful thinking haha).

I've heard of Craig's List as the source from another of my investor friend in NJ area. 

We have a private leasing section on har.com but I will check out Craig's list as well.

it's very useful and I want to share it with every one.

My questions are: 

1) How do you know how much rent you can get from the property you are going to buy?

2) How do you find out  other properties that're similar to the one you want to buy are rented out for?

Thanks everyone for the input.

I've checked out some single house properties in Missouri city and Pearland area.

I liked what I saw in Pearland area more. I looked mostly in the 120-135k range.

Now I am at the point where I want to be actively looking and I have a general idea on my budget and what type of properties I want to get my hands on. 

Here are my thoughts on that:

1) budget is 200k or under

2) single family 

3) buy & hold property 

4) minimum repair required 

5) purpose is to use it for rental property (cash flow) 

Am I on the right track with these criteria?

I am not looking to get rich quick but I am interested to get this deal started if I can get some ideas on what areas I can look at and what tool I can use to get my search started.
