Hi Kenneth, did you use your regular phone to set up your voicemail to answer your mail callers, or you paid for a voice mail to set up, I hope I can use my regular cell phone? Do I have to leave a specific message on the voicemail? Thanks for helping

What I would do first is contact people you know, friends and relatives and see if they would like to be your private lender. Offer them a great deal that suits both of you. This of course should be less than what your local hard money lender will charge you. If that doesn't succeed, make sure your wholesale deal has a great profit margin so you can afford hard money (actually, this needs to be done no matter whom you borrow it from).

I am a newbie, with no money to start out with I would like to flip and hold, or sell do I need a private lender? Or hard money lender? Which one is better, and why? I am trying to do wholesaling but building this buyers list is giving me a hard time. I do appreciate any advise, opinion , or really where to start.

Thank You

Lorna

New York.

I had no clue about wholesaling, note/lien investing, PM, etc. I guess I was lucky because I wasn't confused!

My number one goal is cash flow. Because I only knew about flips and buy-and-hold, the answer for me was quite simple: Buy and Hold.

As I have learned more about the various aspects of REI, I now question what I should get into, but because of my goal, I plan to continue hitting cash flow until I've met or exceeded my goal, then look to experiment with other aspects of REI.

Hanging around doers helps significantly, as does just doing. That is literally how I did it. When I got started, my family and friends were not supportive. I got a "Good luck" and a pat on the back. I learned 100x more by doing than by reading.

I really love real estate , but don't know where to begin I read so many books and feel confuse at times this buyers list is no joke to build and I know it takes hard work, this buyers list and to find a good agent is not working for me in New York maybe I should head to a warmer climate ,maybe a change will make a difference, help"
