I have a multi family unit that had the panels replaced and kitchen/bathrooms rewired before I bought it. There is still knob and tube in the bedrooms and living rooms. My insurance has not had a problem with it and I had an electrician come in to get estimates for replacement. He looked at everything and told me not to worry about it and leave it in the wall. I was surprised by his recommendation. He said it still looks good in the wall. I still will replace in the next few years for piece of mind and to be a proactive.

Craigslist works great with my Milwaukee SFH. I get 50-60 responses, about half come to the open house or appointments. I get about two applicants after listing my background requirements and one tenant usually clears, takes about 2-3 weeks for me to get a tenant.

I think asphalt is a cheaper alternative to concrete and would give you a better rate of return. Gravel is much cheaper. I would go with what your existing neighborhood has. My triplex is asphalt, but the rental property next to it is gravel. Tenants seem to prefer asphalt. I need to replace mine this summer and was thinking that the bids would cost the same as yours.

I am wondering what other investors pay a year for snow removal in Wisconsin. I have a three family unit in Waukesha with a driveway that goes behind the house and has parking for three. I have tried to get quotes from snow removal companies, but got few calls back. The one quote I did get was for $90.00, which seemed pretty high. I am doing it myself this year, but wanted to know what others are paying for next years budget. Thanks in advance.

I have another single family rental in Milwaukee, but the tenant pays the water bill. My home water bill is $100.00 a month.

I saw that also. I am curious as to see what happens with the price of rents because of this. I thought about splitting the meter and will have to analyze the rents when the water bill goes up. We already have low flow shower heads in the bathrooms, may need to change out the old toilets, as they use a lot of water. The joys of being a landlord!
