Great Comments. I was concerned about finding a tenant in the later months and was planning on doing a month to month lease until June. The house is in good shape and the last tenant signed in November after it was listed for two weeks. I will be taking both of your advice. Thanks!

I have a question for my fellow Milwaukee investors. I have a 3 bedroom single-family home in the 53214 neighborhood. My tenant is leaving at the end of September after 2 years. I was wondering how long it usually takes to get a find a tenant and get them signed during a vacancy.  Do you show the property while the original tenant is still in or prefer to wait until they move out? Any tips would be greatly appreciated. This will be my first turnover. Thanks!

Thanks to everyone for all of the replies. I am pricing out different options now. I have one more company to try, but will probably end up installing them myself. I was looking to save some of my time, but installation costs for 18 windows can be pricey.

Does anyone have any recommendations on where to get decent replacement windows for a single family rental unit in Milwaukee. The house has 18 windows that will need to be replaced and are original from the 1929 home. I am familiar with some of the companies in the area, but wondered if anyone has any experiences they can provide. Thanks!

I was wondering if anyone uses home automation on their rental property. I was interested in the water sensors that shut off water in the event of a major leak. This got my interest in looking at other products that monitor HVAC and building security. Does anyone have any home automation devices in their rental property? Is it monitored by an outside company or does is just send you a text when something happens? Thanks!

I have to agree with Nicolaas. I know that a lot of the properties in Wauwatosa have hardwood and I think that tenants really value that. I have a property in Milwaukee that is a few blocks south of Wauwatosa. It has all natural wood and cove ceilings. When prospective tenants look at the property, they are sold on the aesthestics of the home. Plus hardwoods are also much easier to keep clean!

I have been on Bigger Pockets for about a year now, but figured I should introduce myself. I am a Milwaukee are investor that got my feet wet with a single family home in Milwaukee. I am looking to expand in single family homes before branching off into multifamily units. I have learned a TON from you all and hope to contribute as I learn.

Hello All,

I am somewhat new to real estate investing and am looking to buy a second income property. At this time, I am most comfortable with single family homes and do almost all of the rehab myself. I was wondering how my fellow Milwaukee area investors find their properties. Do you mainly look on the major realty websites or do you find your deals through other means, such as yellow letters and auctions. Thanks to all that reply. I enjoy all of your comments!
