@Jorie Aulston Thanks for responding, What was your initial investment when you first started investing in notes? Did you use OPM?

@Scott Carson thank u for responding. And using OPM sounds a lot better. Also, I'm glad to know that people are making money with this strategy. I definitely need to do more research on this

Was wondering is there any money with note investing in 2017? I here people talk a bunch about other real estate investing strategies but dont hear much about note investing.

Can you actually be successful in it as a newbie investor? If so,

1. Can I find a good note for $5-$10k?

2.What are the qualifications to get a note like good, bad credit ect.

3. Is it possible to do this geographically, from my laptop and phone?

4. Is there any programs or guides that focus specifically on note investing?

Thank you for that Brian.

Hey guys i recently came to the conclusion that i will be going for the real estate license in order to get my foot in the door a lot quicker. I heard that there are many pros to being an investor with a license, including access to the mls. But one thing that i need to know are all the upfront fees, and annual fees. Can someone who has there RI license tell me these numbers? All i know is that the tuition costs $325 but thats about all i know. Thanks in advance!

Adam, don't you need atleast decent credit to pull this off? I have less than that. also, I don't want to own any properties in the beginning..I just want to wholesale, stack my profits and then invest in rentals

house hacking? Homepath opportunities? ehh..i dont follow. Can you explain please?

Now i know that once the owner is in default, the owner is most willing to sell their house to avoid foreclosure and risk getting nothing. And i think that is the best time to offer them a good deal on the house. Now i want to use the assignment strategy so i can hand it over to the cash buyer. But what if its past the default phase and into auction? Can i still use that strategy or is it too late and i would have to raise the funds and buy it?

Also, Can you still use the assignment strategy when its in REO?

Yes im a newbie, someone help please!
