I think this partnership with the law firm is just to help business for his attorney side. The para-legal says I'll get a referral fee. Then this referral fee will be split to buy leads for paid loan modifications. So, in other words, I don't get a referral fee. Then she gave prices for loan modfications.

I take it loan mods are part of short sales. But if the owner gets a loan mods where's my cut off the sale. Sell the house. I guess I'm really learning who and what not to deal with.

I just spoke to a partner. He told me not to do it yet until REI has picked up. My main focus is REI, anyway.

I'm LLC in NJ to do investing. I'm thinking of getting my NY real estate license to do rentals in Manhattan for extra income for a few years. I think there's money to be in rentals. Manhattan is HUGE on rentals. Regarding sales, I've learned how to find buyers and sellers quite fast just from rei and here on BP.

Will being licensed in one state hinder my investing in another?

I just spoke to a NJ real estate commission investigator. He says that assigning contracts in NJ is brokering without a license. He said taking a home that you don't own and selling it for a commission is unlicensed brokering.

But, flipping homes (buying to own and selling) is legal and can be done the same day.

I think I'm going to get my real estate license in NY for rentals, anyway.

This partner is telling I get a $1000 referral fee that is used to split into for leads for loan modifications. In other words, I get zilch right now.

I'm really looking to learn this business so I can go on my own. There are alot of vultures in REI.

I have a 'handshake' partner (attorney firm) who is inconsistent with emailing. I correspond through the paralegal. Three days ago, she said to call her at night to discuss ways to find short sales; she ended up not able to pick up the phone. She did call me the morning after apologizing and to email her that day. I did email her. I haven't received an email response.

Is this someone you would work with?
