Hey Vick , well I'm originally from Oahu and now currently live in Vegas . As for marketing Michael Borger is right with the marketing budget for say . He has probably been doing it for a while (investing) but I would like to say that it's all the same as far as how you aquire property with no money down (flipping homes ) with other peoples money .Also I like point out that Michael made a good point as far as target areas on the island . I've been there for 38 yrs and now am in Vegas for 3 yrs . So I kinda would like to say I know the areas of the island . What is your capacity for starting out ? Do you have a budget in place for marketing or is it on a shoe string , its ok you can still market with little money . Do you have buyers lined up ? That would be a good place to start. I suggest getting Kent Clothier reverse wholesaling book its got tons of info in there. I would say to just get out there and do it , it's always that first deal to get over once that happens it will get easier like really . Get your numbers down , target your area if interest, find out what your buyers want / price they are willing to pay , area , how soon can they close etc,etc put that together oh and make sure you have an exit strategy for every deal you structure . (DO YOUR HOME WORK) . One thing I never do is putting the money in front of my/your business, this business is all about client relationship ,building relationship and marketing , don't let the money get in the way of your relationship with the network of investors , they are your best friends and answers to things you don't understand or they can also be very significant help to grow your business . To say this is a client , network relationship business .Build your client/relationship/network list find out what they want , get it done and you will have won there business.
