@Kyle Robertson if you are done purchasing doors sure quit, but I could never understand leaving W-2 money in the table. Social Security, 401k and health care need to accounted for. Then you will never be able to get another loan without dual income. Keep your job unless you are 50.

The Pandemic happened and it was time to think of more income sources. I have 35 units and only one was not paying rent. I had nothing to do with my capital so I decided to learned how to make income by selling options. I can say right now I might not buy a house with 40k cash, but invest  the cash in the market. My experience in real estate investing prepared me to have a strong risk tolerance and understand what it was like to make money one day and lose money the next. Similar to our monthly experiences of losing rent one month or having a major repair. We all know how to find good deals and analyze a good property. Risk management is as equally as important when you are selling options. At this point I can buy another house cash in the next 3-4 months from my profits in the market. I encourage everyone to look into option trading and in particular selling puts and calls.

@Marisa Alvarez I recently raised my liability insurance to 1 million dollars on all of rental properties. It only cost me a few extra dollars on each property. I would recommend that too.
