Hello,

I'm going to sell my coop apartment. Does NY State Law require me to hire a realtor and lawyer to sell my house or I can do it through sites like FSBO? Thanks!

Hello, I would appreciate if someone helps me understand this part of the HUD.

I'm selling my house. In the part of the HUD "Adjustments for items unpaid by seller" says on line "511 County taxes" that I have to pay $403 for 3 months of taxes

Then on line "211 County taxes" they deduct to buyer the same amount of taxes, but he is not paying that amount right now, I am the one who pays... I understand that is done this way because he will pay for me that amount in the future...

Question:

Should the homestead exemption for this year take into account to calculate the amount that I have to pay for those 3 months?

Hello, I'm selling a house and accepted an offer that buyer sent me by email.

1- Is this a legal offer that obliges me to take the house off the market and can't accept more offers?

If not...

2- Tomorrow I have a meeting with buyer and will ask him for a formal contract and a deposit.

Once he sign, I understand that I have to take the house off the market and no more offers accepted, is this correct or the process continues open until the closing date?

I've read that you can still sell a house stating that is "under contract"

Hello,

I have found an interested buyer that is going to pay cash. Please, what are the steps that I have to follow as FSBO transaction? Do I first need him to sign a contract and give a deposit? Do I need both, a title company and attorney? Or a title company also prepares a contract?

I was taking a look to the contract. Initially the loan was for a fist home, but the bank changed it to second home (second home rider). I live now here, but need to move to another estate, does the following mean that I can't rent the property never?????

6. Occupancy. Borrower shall occupy, and shall only use the Property as

Borrower's second home. Borrower shall keep the Propertv available for Borrower's exclusive use and enjoyment at all times, and shall not subject the Property to any timesharing or other shared ownership arrangement or to any rental pool or agreement that requires Borrower either to rent tne Property or give a management firm or any other person any control over the occupancy or use of the Property.

8. Borrower's Loan Application. Borrower shall be in default if, during the

Loan application process1 Borrower or any persons or entities acting at the

direction of Borrower or With Borrower's knowledge or consent gave materially

false, misleading, or inaccurate information or statements to Lender (or failed to

prov1de Lender with material information) in connection with the Loan. Material

representations include, but are not limited to, representations concerning

Borrower's occupancy of the Property as Borrower's second home.

Hello, I'm renting my house for the first time. There is one interested person. I have asked him for the 50% of the security deposit to take out the rental from the market and reserve it to him. The lease will be from April 1, more than one month from today. Is there a way to secure this rental? I don't want to get until de end of march when we'll sign the lease and suddenly the interested person backs off and decides not to rent.
