property was built on 1972 but the units look in great shape and upgraded about 5 years ago. I will re run the number and re post the pdf file. My realtor is working on getting all the necessary in depth info about the property. Since the seller is interested in selling 2 4plexes as bundle I don't think hi is interested on me just buying one. The 5600 number came out of some research I did on the area and the numbers are around 50-150 below what I've seen so far. I'll be living in one since I'm trying to go on the FHA route. Thanks for the good advice!!!!

Hey guys I am a new member to Bigger Pockets and i just finished my firs deal analysis on a 4plex that I am ready to pull the trigger on. but before i would like to get your opinion, and see if is doable at asking price or i need to offer the owner a lower price for the property. This will be my first property and my family and i will be living in it. i thank you all before hand; thanks

Hey guys,

A while back the owner of the company that im working with advised me to invest with this company(http://www.jwbrealestatecapital.com). This company helps you buy and manage properties that you invest on. They are mainly located on Jacksonville, Florida, but i live in Miami Fl. Hope you guys see where im getting too. Have any of you guys work with such company in the past? Are they a reputable business? Im new to the real estate business and im kind of hesitant, but ive been craving to pull the trigger until i run out of bullets or money!!!

@Gregory Emmer Thanks for the tip

The plan so far is to buy 4 at one time since that is the limit imposed by banks now days. I already found 4 properties and if my plan becomes a reality within the next couple of months I will have enough cash flow to do It again within a year or so. I'm partnering with some one else so at least thru a conventional loan we will be able to get 20 properties, if all goes according to plan. That to me sounds like a solid plan. Thanks for your quick response by the way

Hey guys, my name is Igor Muguruza love the podcast you guys have started. Im trying to get into the business on the Miami area, a quite difficult area to get introduced into this business. The plan so far is to buy and hold or start with a simple flip. Im willing to trade labor skills for knowledge or some cash capital to invest with any of the season veterans down in my area. So far what i've been able to get is a conventional loan to buy at least 4 properties and rent them. Can any of you vets tell me if this is a good strategy? Thanks in advance.  Keep it up BP, love the podcasts.....
