@Jordan Moorhead, This is definitely true. Finding residents is a completely different process as compared to a typical rental property (assuming you are operating legally). Having strong involvement in the addiction community is crucial to building trust among addicts, house managers, counselors, neighbors and treatment centers. In addition, having a true motivation to help people is necessary to building the required patience to operate a successful sober home.

Does anyone on here own or operate a sober living home? If you do, what has your experience been like? How do you keep your property occupied and how many hours a week do you dedicate to issues, maintenance and networking? Any help is appreciated

Hi everyone, So I am currently interested in putting an offer on the table for a 16 unit apartment building. My main concern is that all 16 units are 1 bed 1 bath. I have no experience with this but my thinking leads me to believe that this type of set up lends to more vacancies. Is this a correct assessment? Does anyone have experience with this type of building and can provide any insight?

This is something I have considered. My fear is however that the town wont approve the dormer in its current condition which could mean alot of work as well as finding other conditions in the property are not up to code. I suppose I can account for that in my offer.

Its owned by a trust and they do not want to go through the leg work to close it.

Has any one bought a property with an open permit and what problems have you encountered? I am currently considering a bid on a property in Long Island, NY that has an open permit for a dormer that was put on by the current owner. My lender and agent have advised me against putting an offer in because they said it could be a problem with other potential issues during inspection. If the dormer is up to code however it will be around a 6k fee for the permit which will be deducted from my offer. I don’t want to let this deal slip up if all that is holding me back is this permit as I will be able To cash flow a property on long island that will also appreciate. Thoughts? TIA

Thats a great story Ramsey. Thats pretty much what I was thinking. We live in an apt right now that we don’t like and are paying too much for. Id like to move somewhere that I do not have to pay much in rent that I can renovate to my (her) standards. Although, if all works out i might even consider staying in that house and purchasing cash flowing properties for a few years before I move into a sfh. Thanks for confirming my idea and for showing me its possible.
