Post: Tenant lease is up in 4 months, do I let them know I'm selling?

I am not renewing my tenants 2 year lease, which is up June 30th, and looking to sell the house. The house will need new carpet and interior paint. The tenants have taken decent care of the place, but have been consistently flaky with paying on time and have used their "get out jail free card" to avoid getting evicted for that issue. 

Is it worth letting the tenants know the property is being sold? I'm thinking it will be helpful to get carpet measurements taken in advance of their move out. Is it worth giving the tenants some sort of concession to move out early so I can get the house listed earlier?

Agree with the crowd here. I had a Filtrete WiFi thermostat that I left in my residence-converted-to-rental. A month after the tenants moved in they requested a home depot special because they couldn't figure out how to use any of the web/app enabled features. This is after I gave them a printout of the manual and links to youtube videos. Go with the basic programmable thermostat from the big box store.

Good news. The P or Q letter sent a message and the tenant paid the second half of the rent plus the late fee without too much complaint. They have informed me that they will not renew their lease which expires at the end of June. My old neighbors are more than happy to let me know if anything odd happens at the house between now and then. Thanks for all the help guys!

I have a VA disability rating and have two VA loans. There is no funding fee on subsequent loans as long as she has that status. I was even able to get a refund of the fee on my first home since I filed for disability before the closing date.

Thanks @Matt Clark! The P or Q was served last night, so if it comes to it the unlawful detainer will go to the court on in Monday's mail. I'll be sure to include the Dec amounts in the summons! 

So if I file for unlawful detainer on the 15th of this month, the court date won't likely be until sometime in December. If the tenant pays the amount listed on the summons, before the court date hypothetically on the 12th, but is again late with the December rent then I have to repeat the eviction process?

In the ongoing saga of potential tenant eviction in Virginia I've run across something I'm unsure about. I understand the lawsuit must stop if the tenant pays everything that's listed on the unlawful detainer summons, but what if a new month begins before the court date? Can I still evict the tenant if they fail to stay current on the rent, or do I have to stop the eviction if they just pay what is on the summons and neglect to make further rent payments on time?

Thanks. I spoke to the court and mail works for getting the ball rolling. I won't have to make the 10 hour round trip drive until the court date.

At what point does the tenant no longer owe rent? Does their obligation stop the day they physically move out? Can I sue for lost rent until a new tenant moves in or the original lease end date comes up?

The tenants are not military. I'm pretty familiar with SCRA laws since I've used them personally in the past.
