@Philip Arthurs @Jack Martin is 100% spot on with his advice. Run a test ad or a few tests ads for different sized trailers and see what the demand is. Try multiple marketing channels, just throwing an ad up on craigslist is no longer the end all be all. Get creative. Call the other parks and see what rents are there and what the vacancy is as well.

I have read several books this past year and for me the book that paved the road of investor insight and knowledge of seeing the big picture as well as the detailed map of how to become a real estate investor was The Millionaire Real Estate Investor by Gary Keller. Gary's extensive knowledge takes your from a noob investor all the way through the cycle to the end game of investing and why we are all engaging in this industry. Great read, plan on re-reading it. 

@Frank Wong i love Zig Ziglar as well. Jim Rohn is one of my favorites too. His approach and mindset is unmatched in this modern world we live in.

@Pratik P. I will check out REI rail and see. Whats your feedback like on this product? have you used it extensively?

@Eric Ingram I have not heard of lead mining pros, i will look at them as well. 

I know of some associates that are in the industry that are using Lexus Nexus. 

@Grant Rothenburger I think you have to be a brokerage to use Co-star, but they are super pricey because their data is the best. I have received lists from Co-star and the leads generated were very accurate.

@Ty Jenkins  wholesale this one off to someone who has more experience and grab yourself a copy (digital or hard copy) of BP's own @J Scott and read his book on Estimating rehab costs. Read it twice in fact so it sinks in. Tons of foresight and knowledge at your fingertips to make you far better equipped for the next project down the road. While your at it buy his other book the book on flipping houses, its a great read and im glad I purchased it i will be referring to the many lessons in that book as i embark on my first flip.

@Justin Knighten @Mitch Messer the one headache i can say about google voice is when i was using it to do cold calling so that way i knew what mode of marketing was bringing inbound calls. Everything was going fine for a while, then apparently someone complained or filed something and google without notification just shut my number down. POOF!! it was gone and all my marketing materials that i spent money on that had that google voice phone number was now deemed worthless. That pissed me off and for that reason, when it comes to google voice, Im OUT!!

Can another person be added to personal property (mobile home) as additional insured. 

Hopefully by now you received a template contract as a starting point.  

Are you charging the soon to be tenant buyer interest on said promissory note? Id make sure that if you are your Dodd-Frank compliant.

you guys hit it right on the head here.  Like paul said do a 2-3 year lease with him on the pads and have the owner keep the POH and like Jack said, why would you pay for income you plan to get rid of?
