Post: Best of ways to automate rent payment

Hey, I’m Ify (or you can call me Bobby). I’ve been looking into rent automation too.

Zelle and bank bill pay can work, but they require tenants to send payments manually and don’t handle late fees. Baselane, on the other hand, automates rent collection, applies late fees automatically, tracks payments, and even offers landlord banking perks.

It’s a solid hands-off solution if you want everything in one place. Have you looked into it yet?

Hey, I appreciate you bringing this up! I’m Ify (or you can call me Bobby), and I’ve been looking into solutions for independent landlords like us.

One tool I’ve come across that seems to address a lot of these pain points is Baselane. It’s designed specifically for landlords with a few properties and helps with:

• Tracking payments & expenses – Automated rent collection and financial tracking make bookkeeping much easier.

• Tenant screening & lease management – You can run background checks and organize lease agreements in one place.

• Banking for landlords – They even offer high-yield landlord banking, which is a nice bonus.

If you’re using any tools now, I’d love to hear what’s working for you and what still feels like a hassle!

Post: received a notice that tenant trying to send rent so an App

There are various applications that allow landlords to collect rent, manage payments, and disburse funds. These platforms can streamline the rental payment process, providing convenience for both landlords and tenants.

For you as a landlord, such an app could offer features like automated payments, tracking rent history, and direct bank transfers. However, it may require you to sign up and link your bank account, so it’s essential to verify the app’s legitimacy, security, and any associated fees before proceeding.

Your tenant mentioned that the app helps build their credit, which is a feature some rent payment platforms offer. They typically report rent payments to credit bureaus, helping tenants improve their credit scores. However, the fact that your tenant intends to pay $800 through the app while their rent is $1,200 raises questions, it’s worth clarifying whether they plan to pay the remaining $400 separately and how that affects both of you.

Before signing up, consider reviewing the app’s terms, checking online reviews, and confirming how quickly payments are processed to your account. If you have any concerns, you may also discuss alternative payment options with your tenant.

Hey BiggerPockets community! I’m Ifeanyichukwu “Ify” Anizoba, founder of Zobas Properties. I’ve been in real estate for years and on BP for 4, but I’m now back to actively contribute and connect with you all. My focus is on affordable housing, large-scale mixed-use projects, and community impact, with an increasing interest in scaling into multi-family acquisitions and new construction.

I’m also involved in medium-term rentals (MTRs) and short-term rentals (STRs), using my tech-driven background to streamline and scale these efforts effectively. I’m based in Atlanta, but also active in markets like Augusta, Columbus, Macon, and Chattanooga, TN, and I’m exploring opportunities in Alabama.

If you're working in these areas or interested in MTRs, STRs, multi-family, or affordable housing, let’s connect! I’m excited to learn from and collaborate with this amazing community.

Tax season can definitely feel overwhelming, but using the right tools can make all the difference. Baselane is one of those game-changers for real estate investors. It helps streamline the entire process by tracking income and expenses automatically, which means you don’t have to manually sift through receipts and spreadsheets. With Baselane, you can easily generate reports for tax time that are organized and ready to hand off to your CPA. It tracks rent payments, expense categories, mortgage interest, and more in one place.

I’ve found it really cuts down on prep time. Instead of spending multiple weekends organizing everything, you can just pull up the reports Baselane generates and have them ready for your CPA in just a couple of hours. It’s a huge time-saver and definitely takes some of the stress out of tax season. If you’re still using spreadsheets, it might be worth checking out—it’s like having a personal accounting assistant for your rental properties. Baselane For you
