I have a unique experience, my wife and I agreed to get a prenuptial without any fuss. We also agreed to get a postnuptial, which we learned was far more important in our state. I have seen several say silly things like "don't marry them if…" but that's not the case, it's just smart business sense. My wife is successful on her own, she's built her own business and overcome her own obstacles. Yes, I have supported her emotionally, financially, and mentally, but that's doesn't entitle me to 50% of what she's built. Just as I bought our first SFR in 2016 and grew that business to 167 units as of today. We have a great few businesses that we share, and the operating agreements lay out our shares of those companies. I also have a few that I run/own on my own and those have nothing to do with her…so yes, I strongly support it.

Whenever the government says they’re there to help, someone else is going to be stuck paying for it somehow. Without making this political, government over regulation is toxic.

 Real estate business is on track. Actually not selling our live in flip, going to stay in it. I did get a warehouse for the separate business and shooting for the 200-250K so ahead of the goal. Buying 2 properties not yet, targeting Q4 for those to get everything else on track. Need to vacation but been too busy. I am walking with God but there is always room to grow and get closer. Slowly paying off debt. Paid off 1 personal CC card from last year and working on the car, I always have revolving CC debt for the businesses :)


 Congrats on getting the warehouse, that's awesome. Super cool to see people progress and continue moving forward.

One of the best ways to “get in” when you don’t want to burn your own money is to bring a deal to a more experienced investor and be a part of the process. How you structure the deal will be dependent upon the two of you, but you may make a finders fee, or work out a partial ownership, or something else. The biggest takeaway is learning the process and what steps you need to take to complete the purchase.

And we had an investor who sent a piece of mail asking to buy land from us, which we said “yes, we were about to work with a realtor in about 2 weeks, but if you could get things done faster for us, we’d love to work with you if you could take care of all the issues that come with the house”. They agreed, including them paying all closing costs, and we had set a price in the lower 400ks… I asked for more money, which they obliged to add about 10k to, but just today they said their partner pulled out. The main investor still wants to go through with it *if* they can find someone to go in half’s with them, but I’m afraid they won’t be able to find someone to go in with them in time.

Here’s some more info, if it makes a difference, so you could give more spot on advice: the house is extremely unique in California, three hours east of SF in the Sierra Nevada mountains & and was built by a bridge maker as his own residence back in the 60’s, so it’s one of a kind. Zillow says it’s worth over 500k, but there are things wrong with it:

The pellet stove needs a new tiny door to work, two sliding doors are off kilter, needs some cleaning and the deck could use painting. Septic may or may not need help (not sure, but it works great as of now). 3 feet of leaf gutter got bent from a falling branch. May need new carpets in bedrooms (or just steam cleaned). One of the cheaper shed doors needs replacing…

However, it’s a dream house in a dream area (25 minutes to dodge ridge ski resort) and was our dream home because of how perfect it was for us at the time. It was a very successful AirBnB before we bought it. We just can’t afford to live here with our medical bills that aren’t covered under Medicare/medi-cal (California’s Medicaid).

Should we try to find an investor, or should we wait out (likely missing out on our dream property) and go for a realtor? I mean… Would we even get THAT much more in the end with a realtor, given that (as I understand it), most investors pay all closing costs and we wouldn’t have to pay a realtor fee?

here is like… “market research” I did by seeing what similar houses sold for within the area in the past couple months… although some are lesser square footage than ours. Our house is 2,776 square feet, has 4 bedrooms and 2 baths…

Given all that, what would you guys recommend?

And thank you so very much for any advice. Again, if this violates any rules I’ll change it! I really appreciate any advice from the investor thinking side of things. We are just… at our wits end currently …. and just want to be done with this stage in our lives, yet we are running blind here…

 I would strongly encourage you to use a realtor, I have purchased quite a few properties and own a property investment company, you will definitely make more selling through a realtor…even after paying commission. I would try to find one that is very familiar with your location/area and has knowledge of what those properties should be valued at. There is no reason for you to take a bath in the sales if you don’t need to. 

If you’re in a situation where you need out “now”, then an investor may be a better option, but I would suggest you not do that unless you absolutely have to.
