I am looking to get into my first deal soon, but like you said, gaining access to capital and finding great deals in such a competitive niche will be tough. @Mayer M. Nice! I heard about Brewerytown being a good spot recently. Did you buy the duplexes/triplexes already fixed up or did you take a BRRRR approach? What kind of project are you working on in Germantown?

@Mayer M. Right now Fishtown and Manayunk in Philadelphia and a few suburbs in Montgomery County and Bucks County. What areas do you have projects going on?

Hey @Nick Peters! It's great to meet you! Thanks for reaching out. I really appreciate you taking the time to reply and post all of the links listed above to help me further my real estate education here on BiggerPockets. I have actually been using the BRRRR calculator to try to analyze a few multi-family deals in Philadelphia Suburbs. I am still getting the hang of it, however, one thing in particular I struggle with is determining the ARV. Do you have any tips for putting together an accurate ARV number for multi-family properties? Thanks in advance.

Hello! My name is Ian! I am 21 years old and I am fairly new to Real Estate. I have been a member of BiggerPockets for a good bit of time now, but I just recently upgraded to a PRO member and decided to really start using BiggerPockets and all of the great resources it has to offer. I have worked in construction doing mainly doors/windows, and all types of woodworking for about 4 years now. Over this past year, I have been working with a part-time Real Estate Investor in Philadelphia, PA. I have been helping him manage his properties as well as renovate and flip properties. I have picked up new skills including framing, painting, some plumbing, some electric, and have done numerous kitchen and bathroom renovations. I am looking to buy my first multi-family property very soon using the BRRRR strategy. I am all in on my journey to attain financial freedom and help out as many people as I can moving forward.
