I came across an earlier post on here that was published sometime last year that said zillow is good for wholesaling under the “for sale by owner/pre-foreclosure”. to what level of truth does this hold ?

Hello! So i’ve been snooping around my neighborhood and came across a distressed property. I’ve got the information of the previous homeowner. I’m not a real estate agent by the way, i’m trying to complete my first whole sale. Any tips on how to approach the property owner via text/phone call ?

I’m still new to learning real estate so bare with my questions. I wanted to know how do I start networking ? What are the best ways to start connecting to lenders, realtors, gain trust for hard money lenders etc. ?

If I find a foreclosed property for let’s say $25,000. I get a loan for $100,000 and put $25,000 in it to buy the house then I put in let’s say $35k to rehab it. What could the value of the house rise to ? What kind of numbers am I looking at ? Would it be better to rent out the property or rehab it then resell it for a higher bid ?

@Barry Pekin Thank you much for the very informative answer. If the house is foreclosed due to missed mortgage payments does that mean the bank owns the property or does the tenant still own rights to that property?
