You have to connect with your market, in my market you can wholesale MLS deals.... why? because some of my investors dont care where they come from or what I'm making they just want the property.... some prefer off-market... but then again some of those guys are re-marketing your home anyway... so... it just depends... but its better to have ANY DEAL then no deal because your sitting on a rock...

Welcome to BP, there are quite a few strategies out there... but to sum it all up it's all about networking, marketing, and making offers.

Write out a plan, and slowly begin to try out different things within your market until you find what brings the results you are looking for.

Being a Real Estate Agent myself, It helped me dramatically with market knowledge, pricing, and marketing. Plus I don't have to wait on someone else to get my offers, comps, etc. done :)

There are many different roads to the same destination though, make sure you are clear on what that destination is and how YOU want to get there, because its easy to get lost in this business...

Due to the fact, I was driving and responding to forum post (which doesn't work well obviously). I missed a few key points, one of them being a roommate vs a full house tenant.

Perhaps, it may be extreme, and I see your point, which is based on your experience on being on the other end of the arrangement.

This particular person is self employed, has no prior landlords, is hesitant on filling out the rental app, and is in a rush to move in....

I definitely know I am bias after having the numerous episodes I've gone through as a landlord throughout the years, and in this particular case I would run this person through the ringer if not just deny them outright....

Although this is a little different in a roommate situation, as a Landlord you have the professional obligation to thoroughly and completely checkout their entire story especially when its off to begin with...

If they dislike it, then perhaps they should get their life together. and was this really the person you wanted in your place anyway?

I don't understand why miniature cities feel the need to throw up anymore Red Tape over their Real Estate markets, which is just suppressing prices even more by keeping all of the RE Entrepreneurs far away....

I had the darnedest time locating a buyer for the deal, because of that very reason....

I managed to lock it up in a corp, and I'm going to proceed to closing soon. I'll keep you guys up to date.

If I were in your shoes, I'd verify the rental history of the boyfriend she was living with, and ask if the landlord knew she lived there for x amount of time, and I would want to call the previous boyfriend to verify the same story... if she didn't give it to me... NO GO!

You have to be an anal intensive, scraping under the rock for details, in order to catch people lying

If I catch someone lying in any point of the process or not willing to share information they are a no go... after all I'm sharing the inside of my home with you... I'm doing you a favor not the other way around

ALWAYS, always, do a complete a full screening on anyone that moves into your place...

You need to verify her income with Stubbs and atleast two bank statements so you can see what's going on

If the person they are running from is on the account, you need to figure out whose is whose and when she is going to get another account

Same day moves are huge Red Flags... when they get ready to leave your place... they will either do a same day move.... or a last minute move with the help of the sheriff's office....

Yes, that is exactly what I'm analyzing now Gordon T.. Bandit signs when advertising a property are solid, but we've recently had a flood of We Buy Houses signs in the area, and the .... guy.... is sending all the calls to a voicemail that he barely responses to.... I know because I faked called just to see his response time once I didnt hear a phone ring.

I'm curious to his results, because I can't really justify reallocating a bigger percentage of my marketing budget into more bandit signs for marketing for Motivated Sellers...
