I just looked at a few Mill Hill listings and while there are definitely some very affordable properties they look pretty rough... more some than typical DIY I'd say.  Is the idea to just gut down to the framing and start all over ? Your associates who are earning well there ... with how much agita ?

Hi everyone, 

I'm a lifelong Maryland resident looking for my first investment. I've been studying, researching and saving for a little over a year now, and I feel the time is right for me personally and I'm intent on moving on something rather quickly.

I'm looking for an affordable fixer upper in the Bmore area in which I can take my time rehabbing it with the goal of post-rehab income with decent return on cash that rivals opportunity cost and hopefully, eventually long term appreciation (decade plus).  I'm into sweat equity and actually look forward to working on an empty house (no more stepping on Legos while trying to paint ! ). 

Networking -

Right now I have some good professional advice going on in the City, but I've been looking much closer at 21222 and am seeking an agent who has done multiple rehab transactions there who can give solid advice on post-rehab income and value potential.   Also open to other areas of South B, but so far haven't found another neighborhood I like as much.

If you're currently invested in 21222 I'd really like to chat with you and get some real world expectations ... can I buy you a coffee or beer ?

I'm always, always seeking out more subcontractors and am thinking of seeking out GC's as well ... if you have recommendations for reasonably priced folks who work in Baltimore City/County and/or Howard I would appreciate them !

Hi Todd, 

I know this is an old thread but I'm just curious how it's worked out for you so far a year later.  Have you finished rehabbing it ? Were the costs inline with the estimates ? Have you rented it yet and did you find that you can indeed rent it for what you were expecting ?
