Wholesaling is like any other business no difference. If you follow the law, be transparent with sellers it is a legitimate business. Yes, there are a lot of wholesalers that give wholesaling a bad name. In most cases Licensed Real Estate Brokers are hard on Wholesaling and quick to yell "brokering without a license". I understand their concern because they went to get a license the traditional way and here 'WE' come along the short cut way many times not knowing the laws that govern real estate. Most licensed Realtors have been taught the traditional way anything outside of that appears 'crooked'.  I thank all licensed Realtors for the advice.

I am a new Wholesaler like yourself, been studying day & night. Any luck on those 30 properties. What I do know, when you do a double closing since you are actually closing on the property you need either hard money or private lending to close fast same day within hours if not minutes. Or else it will be an issue with selling property without a license.

I am a new wholesaler in N.C. but went online to my local REIA Resources to get a copy of the N.C contracts. You may want to check with your local REIA in Arkansas for the contracts they use

As a new Wholesaler, I am trying to learn as much as possible. What would you say as a Wholesaler was your biggest mistake that caused you to lose a contract?

I took an early retirement from the phone company several years ago but still working in the Healthcare field and due to totally retire the end of 2019.  I have come a long ways working 9-5pm. If I could turn back the hands of time of course I would have jumped into real estate and gotten my freedom early in life. But I have learned a lot about the world and people which that knowledge can never be taken away. Ready for part II...Wholesaling!

I am a new Wholesaler in Charlotte, NC and plan on making Probate my niche.  I did go to our county court house to look at Probate files but it wasn't easy because you have to have the Probate File# in order to get information pertaining to a particular person. The trip didn't help much. However, I did find out that our paper The Mecklenburg Times has Probate File information for review. No need to go to the Court House to dig for probate information.

Also check out your REIA website it should have resources and forms used for your state with accurate clauses,
