yes, this property will not work unless i low ball them. But i really appreciate everyones time and input on this!

thank's everyone! I really appreciate your inputs. I thought it didn't look good just needed some reassurance.

What are you usually looking to get as far as cash flow? i know this might be a pretty generic question. but still

Right now its just concrete floor no finish.

@Robert Hudson  any idea what something like this will cost?  Floor  is about 930 ft.²

Fellow BP members I'm looking at a really good deal to flip it just has one issue I'm not sure what to do with. Floor in lower level is settling or settled about 2.5 inches, it even feels hollow under. Its cracked and sagged in different directions. Outside brick and blocks look perfect, no cracks no sagging or bending in metal siding. What do you do in situations like this? Why would it feel hollow underneath?

This one wall has brick inside behind the fire place, you can see the gap is about 2.5 inches.

So I am a new investor looking for my first deal. My logic was with the money I have saved up I could purchase multiple properties in 30k to 80k range with 20% or more down. Then I met someone at the local meet up and this guy said to me that it is better to buy bigger deals because they appreciate and cash flow better, for example his son in law got a ten unit for 280k and it came out to 360k after some rehab now it's worth around $550. I am not really scared to go for a bigger deal as long as the return on invested cash is good but what are your thoughts, should I also be looking at bigger deal or should I stick to smaller deal for now and wait for marker to correct in a year or two?

I heard people say this on different occasions "after 10 properties you are full" can someone explain to me what this means?

Thank you all for your support! Looking forward to learning more. feels like this procces of becoming a realestate investor just got a little easier.

Is it ok to post deals on BP forums to get people's opinions and to see if it's a good deal or is it something that not really acceptable?
