So when i ran the numbers with a higher interest rate and lowered the amount on the home to 120,000 for an offer it's not as nice as i thought so i guess it's not such a great deal after all at least not at the rate but there is wiggle room to negoatiate. TY for your imput i appreciate it.

Water and sewer is paid by tenant i should probably add some for lawn maintenance but there is just the little bit of grass around the property not much there is no fenced yard per say so pretty low maintenance. Now there is zero renovation to be done inside the units it's all been redone in 2018 inside and out siding is all new on the exterior and well enclosed for low maintenance as well. I can leave the window unit i suppose but their electric bill will be higher with it so i thought i would be nice and put the central back on for savings to the tenant and then raise rent after one year. The comps in the area are higher and there is a few homes in the neighborhood getting redone atm. I also met and talked to one of the current tenants and got good info on the area and how it is to live there.

I am looking at this duplex property as my 1st investment the asking price on the property is 135,000 but i calculated at 125000 to get my 12% ROI with cashflow. I have looked at this property and it's in really good condition the only thing it needs updated is one of the units currently has window AC  but i can update the central so i allocated some money for one for 3000.00. It's also currently rented and in a colledge town in a neighborhood that is being upgraded so property value should increase. Please feel free to be real with me i would rather hear the truth then buy a dud.  Thank you!

Hello, 

My name is Ivy and i am in the process of educating myself on real estate investing and i am super excited about it. I have been soaking up information like a sponge and trying to learn as much as possible to find my way as most do when the light bulb comes on. I am sure like most after reading books and listening to podcasts etc. the question in my head is where to start and how can i fund my first deal i have some ideas but nothing in stone yet. I ran across Renatus from a local ad looking to network and meet local investors. I would like to know if any of you have heard of them and what your thoughts on this program for classes and instruction? Is this worth it? I guess i just want to know if it's worth it. I also did the Than Merrill three day seminar that was the first thing i did and how this all began but like a lot of people i don't have 50k just laying around to pay for something like that. 

I have learned a ton from bigger pockets as well which i love and i have been analyzing deals like crazy doing the running and learning my local markets which has been fun! I am super excited and getting my ducks in a row to pull the trigger on my first deal but i want to make sure i know enough and not going in blind i am willing to do whatever it takes to make this work. So any help on this is greatly appreciated and if anyone is from Oklahoma i would love to get to know people here doing this as well. Sorry for the long post but look forward to hearing back from folks :)
