Let me add on to the questions on here. Why is it recommended that a wholesaler get a broker's license? Can I still be a wholesaler without one?

Do I need to get a broker's license in order to own my own wholesaling business in MD?  If so, what would be the best strategy for hitting the 3-years-experience requirement outlined here: http://mgaleg.maryland.gov/webmga/frmStatutesText.aspx?article=gbo§ion=17-305&ext=html&session=2015RS&tab=subject5

My goal is to actively seek out and find 2-4 great deals/month in my area to wholesale.  If I can do that, I will be quitting my job to wholesale full time in 2016!

Frederick, I'd highly recommend buying The Book on Investing in Real Estate with No (and low) Money Down.  There are a lot of possibilities (including hard money) when it comes to financing a deal, and your choice GREATLY impacts whether the deal you make is profitable or not.

My goal is to make at least 4 offers/month in 2015, and to quit my job and do wholesaling full time in the first quarter of 2016. Looking forward to working with all of you Frederick (and surrounding area) flippers/buy-and-holders in the near future!

So, I've been researching properties in my area, and I found one that's amazingly cheap, but it's subject to an "Affordable Housing Land Trust" agreement.  (http://www.zillow.com/homes/for_sale/60870115_zpid...)

What does it mean when buyer purchases the house only?  Are these worthwhile investment vehicles?
