The thing is I have no money to use as a down payment. I was looking in to apartments as a way of setting up some kind of income. I got a family to take care of and thats a little hard with out good cash flow. I had partners that were going to use their income and go in with me but had a change of heart. Witch brings me back to needed some kind of Loan.

New to Real estate investing haven't made any deals yet just doing alot of reading and trying to learn everything I can.

I have been thinking about Investing in Apartment Complexes but would like to know the right way to go about it. I know I will need a HML I just don't want to dig myself in to a hole I can't get out of.

Guess my questions would be... What is the best way to find HML's? Also where would be the best place to find Apartment Complexes?

Any information on the right an wrong way to go about this would be helpful.

I was able to get a hold of the Property Tax Files or Tax deeds in my area. Not sure what the right name is for it but either way. What I would like to know is if using them and going that rout would be the best way for some like myself that dose not have a lot of money to work with to start working with real estate? Trying to create some kind of income just don't want my first move to be the wrong one...

My name is Ian Crosgrove I'm a proud father of two that have grown to fast. I Own and work a Mobile Automotive service with a couple friends. I have been in Florida for a little over 2years now. I have a real interest in Real Estate Investing but I'm still new at it an enjoy learning along the way. I be leave in working for what you get to me it feels better to earn it then to be given free hand outs. Financial Freedom is my real goal.

I'm slowly reading anything an everything I can find.
No such thing as to much information always willing to learn.

I do like the fact that everyone I have met so fare on BP has been helpful in some way...

Hello,

I'm new on BP and still new and learning working in Real Estate in all. I'm in the Florida area and was wondering what would be the best way to find a Mentor or a Partner to help me get things moving on the right track. I have a family to take care of and in need of building a good income.
