Jose, apart from the great advice from Nathan, I would add getting a part-time job working in the real estate business.  See if there is an agent/broker or a real estate investor who needs some help.  Offer to work in exchange for training.  You may be able to get yourself on a team that will help you learn how to find, analyze, and close deals.  You may also find out that working in real estate is not for you.  If that is the case, look for local, highly successful entrepreneurs to try to learn all you can.  Good luck!

Are you planning on using the cash you pulled out to improve the new primary residence? What about buying a multi-family with your VA loan, using the extra cash to update the units, and rent out the non-occupied ones to cover the mortgage? Not sure where you live, but there are lots of nice duplexes in nice areas that would let you have your cake and eat it, too, so to speak.

If you install the wall mounts, which I am not recommending for or against, I would include the brackets that connect to the tv and make them returnable.  This will prevent the tenants from using improper brackets.  Just make sure you make them return them.  I would also specify what size/weight the mount can support and make them acknowledge that they are responsible for any damage to the TV if using the mount you installed.

Caroline, thank you for responding.  My end goal is to focus on real estate investment.  After 24 years, I'm ready to be my own master.  The MBA is simply a medium to learn about some of the skills, i.e. accounting, market analysis, etc., to up-skill a little quicker.  Effectively, my end state is to shorten my learning curve, so I am not attached to any specific program other than it not creating debt.

Good morning all,

My question revolves around using my VA benefits, specifically my post-9/11 GI Bill following my retirement from the Army in 2024. For those with significant experience doing this, am I better served using my benefits to get an MBA or to use them to take a myriad of courses at the undergrad level that could also help me, e.g. a few accounting courses, maybe some basic trades courses, marketing, etc. I don't need an MBA for anything in particular. I just thought that it might be valuable for networking and learning different business practices. If you recommend the non-degree seeking course method, what classes would you recommend? I have a few properties right now that are all cash-flowing and plan to scale up following my retirement and possibly during the run up to it.
