Why not just rent out the basement as regular long term rental? Also you can look at leasing for greater than 30 days which is not considered short term. Think traveling nurses. 

how is the basement setup... ie seperate entrance, bath, kitchen, proper egress?

If you sell... what are your plans for the cash? If its a pretty hands-off rental keep it especially if you want to move back into the home. Fort Collins is a traditionally stable rental market... lock in a low mortgage rate and let the tenants pay it off. How many beds and bath and square footage $1650 maybe a little low for the current rental market if its a single-family 3/2 or larger in good shape and in a good neighborhood.

What are the other draw backs to the CMG all in one from your perspective? My goal... to acquire another rental, park cash in the home but still have the highest line of credit I can get. If I have the credit line paid down the property cash flows. If I have it maxed out I break even with the rental in come an monthly interest only payment.

Greeting All,

I'm looking for opinions on HELOC products. I working with two local lenders one has traditional HELCO based on Prime plus 1% and the other has a product they call The All in One Loan (AOL). The AOL rate is based on the monthly LIBOR plus 3.25%

I will be using this on a rental property I purchased for cash and plan to hold for at least 3 to 5 years. 

Any advantage or disadvantage to going with the LIBOR product vs traditional HELCO? This is a pretty nerdy financing question.

I'm bumping this thread to see if there are any updates to recommendations for self directed IRAs. I'm looking for low setup and annual fees, easy application, and checkbook control. Any other suggestions.

I'm a local investor and rental owner in Fort Collins. What type of return and property are you interested in. Our market is challenging to find good deals. How much do you have to invest? I have a few agents I can recommend who work with investors in the area if you would like a referral.

What are the requirements for employment during the 2 year period that an associate broker is working under the supervision of an employing broker in Colorado?  In other words, what does the employing broker have to show at the end of 2 years so that the associate broker can become an independent broker?
