Post: Medium Term Rental Leasing - Month to Month or Set Lease Term?

I'm a experience property manager that is taking on a client with 10 medium term furnished properties for management. We currently manage 4 medium term rental and have some systems in place. 

My question is what type of lease terms work best to minimize vacancy and minimize the need to continually ask current tenants if they are planning on extending / renewing a lease. 

Currently we do 3 month minimum with an an option to renew for a set lease term - IE another 3 months or go to month to month. For month to month we require a 45 days notice to vacate

We are often contact by perspective tenants looking for specific time frame several months in advance but we typically do not know if the current occupant will be vacating or renewing. 

Would love to hear some feedback from BP community managing medium term rentals and or get pointed to some medium term strategy resources. We advertise on Furnished finder, zillow and our own website.

Mathew - what are you goals with a house hack and specifically with Multi-family. IE do you want to buy a duplex, tri or four plex and live in one unit and rent the others? 

How much rental income do you want to offset your living expenses/ mortgage? 

Are you willing to live with roommates? or do you want your own living space. 

You need to define your parameters and identify the types of properties that meet your needs both for living and for an investment.

Where in Fort Collins is the property. Maybe better off just selling and re-investing in a different property. City of Fort Collins is a pain to deal with for building permits. I do know permit costs on new construction is more expensive vs remodel.

Ask your property manager to get feed back following showings.

Do you have any restrictions for tenants like pets?

If the property shows well it is usually price and timing.

The Fort Collins CO market where I manage properties and investment is very seasonal for rental demand. Peak rental timing is May to August.

Youle Realty Property Management is a growing property management company located in Fort Collins, CO. We are hiring a leasing/ showing assistant for the upcoming leasing season. 

Duties Include but not limited to:

- Conduct property showings

- Perform property inspection

- Tenant and property owner communications

- Marketing properties for rent

Seeking highly motivated, people person, with an attention to detail. 

This position would require a minimum of 25 to 30 hrs a week commitment and has the potential to grow into full-time if desired. Great opportunity to learn about rental property investing and management. 

Hourly wage $18 to $25 depending on experience and real estate license status.
