 Doesn't have an amount of days, just says only lessee is allowed to live there.

I suppose there will be slightly more wear and tear on the systems (sewer, plumbing). And slightly more water usage which is annoying if you're paying for water. But other than that, what's the big deal?


 They are problem tenants.  The boyfriend got aggressive with me once (raised his voice, said I was about to make him mad).  I checked his facebook and it looks like gang signs and gang activity.  I saw what looked like possible distribution on the property by him and his friends.  They complain non stop.  

A tenant has her boyfriend over everyday, most likely staying the night.  The car is always there.

It's been there every day for 2 months since she moved in.  He technically has is own dorm room at the university.

Our lease says no one else can live there but it doesn't say how long guests can stay.  I'm wondering what laws there are in Ohio and what can be done.

 Yes she had good credit, no eviction or criminal records.  She is young so sometimes they haven't had a chance to mess things up yet.  But, her boyfriend is living there and he isn't on the lease.  I found his facebook and he is throwing up gang signs in the pictures.  One of my laborers confirmed they were real gang signs.  We gave them a 10 day notice for him to apply with us or get out.  She claimed he has a dorm room but he has been there every night since she moved in.

1. Give them a notice of termination for smoking inside, allowing the girlfriend to live there illegally, and for harassing you.

2. Any time they smoke marijuana or you suspect drug use/dealing, call the police. That may be enough pressure that they'll scurry off.

3. File for a protection order. If you had police present and they still harassed you, that should have been documented. Tell the court you fear for your life, maybe even exaggerate it a little. If you get a protection order, they won't be allowed to live in the same house as you and will have to move.

 Thanks, will look into the protection order.  Unfortunately we can't sell because we just did a portfolio refinance and will get hit with big fee's if we sell early.

Also, the property has been giving us around 25-30% returns on the investment.  There wasn't any issues before these tenants moved in.

I have a duplex near a university.  It's close to the university but also close to the bad part of town.  It can be hard to find good tenants, sometimes we get lucky.

I was living upstairs in the duplex and the management company just put in some new tenants.

They have been a nightmare.  The girls boyfriend is living there illegally not on the lease.  They have been possibly distributing drugs.  They smoke marijuana daily on the property.  They complain non stop.  They recently found out somehow that I am one of the owners of the property.  They started harassing me to give the other owners number because they were upset that it wasn't clean enough when they moved in a month ago.  We gave them 25$ off rent and it's only 550 a month.  It had been cleaned multiple times but the fridge and stove were a little dirty.  So I gave them that.  The guy raised his voice at me and said "you're about to make me mad!" when I wouldn't give my partners contact info or give them more money off rent.

I didn't feel safe to I moved to another unit of mine.  I brought a police officer to monitor the move.  They were still harrassing me in front of the police officer to give them my partners contact info so they could try to get more off rent. 

The company suggested a 10 day notice for them to remedy him living there illegally.  Is there anything else I can/should do?

I was recently told about https://energychoice.ohio.gov/ as I'm getting worried about rising electric/gas bills that we pay on multi units.

I currently use dominion/first energy.

Are there other choices in Ohio that are much cheaper? Or are there all about the same?
