Hi Zach, welcome to BP. You will find virtually everything you need to get started on a successful investing career.

I would highly suggest networking as your first step, especially if you are interested in investing out of state. I expect that you already have done some studying yourself (Podcasts especially). A basic understanding of RE, drive, and your goals are the foundations that professionals look for when connecting with our younger generation. Linking up with some investors in your area and markets you are interested in is a great way to propel your business. Eventually these relationships will culminate into investing opportunities and TADA!

As long as your day job gives you the skills needed to succeed in REI (project management, diligence, analysis, communication skills) AND CASH, you should be fine. Personally I will be starting in Private Equity / Investment Banking when I graduate in the fall. I know I will make good money but will be working 75+ hours a week. Gotta take the good with the bad.

Sounds like you already have a plan. I know little about Brick masons but I assume this position allows you experiences in each of the necessary departments for REI success. Best of luck

Hey Julio, welcome to the forums. I suggest networking and saving up your nest egg before throwing money into a deal. I believe Robert suggests 6 months expenses saved up before you begin to take any risk.

Network, network, network. You won't be able to make deals and have a successful career/beginning without a good team around you. The BP forums are an amazing asset to take advantage of. Many people want to help out young motivated individuals like you. Once some of them feel comfortable enough to take you under their wing, it will start to work out.

I always suggest networking. Most likely an agent or investor won't give you an enormous amount of work or attention simply because of your age. But culminating that relationship and network can be a huge advantage. There is no reason to blow money on a property now, enjoy your time in college, learn, and network. Best of luck!

It seems like you are strapped for time but not cash. I would suggest reaching out to the local Columbus/Ohio network for deal sourcing. Whether it is an investor looking to 1031 a property and needs his hands off it, or a turn-key guy, or even a wholesaler. Working with agents can be costly (coming from a soon-to-be agent) and strengthening network connection is always a good idea. Let me know if I can help out more. I am in the Columbus area every couple weekends

Cleveland is a pretty diverse city. Prices, rents, and appreciation can vary greatly inner city. Where exactly were you looking?

Hey Tyler,

Have you ever though of house hacking your SFH? I am assuming you graduated from UF so I am sure you know a good amount of new professionals in need of a home. Could be a great option as long as you ensure they know this is a PROFESSIONAL agreement
