Post: Absentee Homeowners

Hey Everyone,

I just purchased a massive absentee homeowners list in my county that includes over 18,000 addresses.  I have a list of residential properties with sale dates dating back 25 years.  These will be my target market homeowners.  However, I have never worked with absentee homeowners and want to get as much know-how under me before I send out mailers.  I was wondering what to say in my mailers and if anyone here has any success with absentee homeowners, what your advice might be?  Thank you all!

@Bara Nwokoma, that you so much for your help. I think I would work well with distressed properties, however I have not had an opportunity to truly find my niche. I just joined the CAREI group here in Denver, so that should bring about some connections. Thank you again for your help.

I have been utilizing sites such as hudforeclosed.com and foreclosure.com only to find everything on there has been picked up by other investors or is appointed a broker already.  I have heard bandit signs are a good way to find houses, I just haven't used them yet.  I just put a list together through listsource, but I have not purchased it because I am still unsure if the criteria I am seeking on there is correct.  If you have any suggestions 

@Bara Nwokoma I would be happy to edit my list accordingly.  I just downloaded the Beginners Guide Book, and look forward to reading that.  However, that is as far as I have come so far.

I am a rather new investor, and am still seeking a house to wholesale here in Colorado.  I have been to a variety of meetings and ready what I can, but still find myself struggling to find one property.  I believe if you aren't doing it, you just don't know how to do it right.  What is the best way to find a house?  Is it purchasing a list through listsource, or is it bandit signs?  Both?  Any real stories would be helpful and inspiring but I would value anyone's input!

The listed price is $660K, with comps of similar size and condition falling in a similar category. It is possible to talk the price down a bit. There are two options this rehab can go. This can be used as a fix n flip or as a rental unit. There is approximately 6,000 sq. feet in the house, however it can be broken into a duplex to be rented out. It may even be renovated to rent out a number of units, approx. 4. The approximate fix n flip rehab costs around 75K with an ARV of $825K. @Diana Jurica

You are right, 75% of the rehabbers have seen this in the area.  I actually assumed more have seen it.  However, out of state rehabbers have not.  I am guessing the price of this place is what scares the majority of the rehabbers off.  But I will not go after this place if you truly think this is a bad deal.  Again, thank you for your input.  @Wayne Brooks

Post: Wholesaling a House from a Broker

Hey BP Community,

I am still new to Investing, and I am still seeking out my first deal.  However, I came across an incredible house with great potential.  The house is more expensive than I would have liked to start with, but it is one of those houses I believe is an incredible deal.  Here is the catch.

Currently the house is being sold through a realty group.  The house is in a poor state just waiting to be refurbished.  It is also in a great location where the housing community is just beginning to turn right side up.

My question to everyone is: Is this a house I can still wholesale after the broker has already listed it?  I do not have the money or lending options to flip it myself, otherwise I gladly would.  What suggestions do you have?

Hi BP!

My name is Ian, and I am one of the many new members here at BiggerPockets.  As well as being a new member at BP, I am also new to RE Investing.  I have been doing research for the last month and found how much fun RE can be.  I have been jumping around sites and found BP to be incredibly informative.  I have been reading a number of threads for the last few days trying to gather a greater abundance of RE knowledge.

As well as searching the wed for information, I have made it to an informative RE class and joined a number of MeetUp groups in Colorado, where I will be able to meet experience investors and other wholesalers in the market.

My intention is to start out as a wholesaler, and build a list of buyers up.  I have bought a number of cash buyer lists and will begin to put myself out there.  I am currently seeking more buyers in our area, perhaps this community will open up as a resource to do so.

Right now, I have a developed business plan and 2-5, 10 year goals.  I am developing a website for my recently started company.  I will be happy to inform everyone of the new site upon completion.  I really looking forward to meeting everyone here at BP!
