@Katie Greenman Hi Katie, have not completed a house hack, but have a few properties in Ohio. If any of your friends are successful house hackers, I'd love to shoot them an email! I'm actually in Waco right now, getting a lay of the land and looking at some stuff.

Hey guys, any house hackers in the Waco out there? Very seriously considering a move from Los Angeles, and curious if anyone has had any house hacking success and could share any pointers about neighborhoods, price points, by the room rents, etc.

Hi all,

Starting to invest with a silent partner; we're going after some singles and small multis in the midwest. I will be doing all the leg work, partner is just investing capital. Trying to determine how to split both initial capital invested, and the percentage of the profit. Thoughts on how to divvy up?

@Joseph Cacciapaglia well that's a whole different side to this one in particular. The owners want me to inspect before I get under contract, which is fine by me but probably means there's some issues with it. I think it's worth the inspection to find out what's going on in there. Plus, looking at the #s longterm with a substantial chunk of cash going towards rehab, it's still a good deal. Thanks for your thoughts, Joseph.

Hi all, 

I have a verbal accepted offer on a house for $48k, with a long term tenant since 2008 paying $625 in rent (subsidized by County). The cash flow is bad at $75 on a 30 yr. But, it's a big 3/2 in a decent area with comps 80k and above. Market rent is around $1,200, and I plan to hold it long term.

With potential for buying at a good equity position and better rent in the future, thoughts on buying or not? What would you do?

Which of the above apps sends new properties to your phone the fastest? I've heard mention of Redfin...
