Hey Jody,

Would love to look over more specific numbers to help you with this decision, but my initial thought would be if you sold the property on acreage and used those funds to buy any sort of multifamily investment in its place, and then proceed with your original plan you should be in a better position for cash flow as well as better set up for a 1031 exchange down the road once you're ready to reposition your portfolio.

This awesome, have been seeing PGE promoting a lot of 100% renewable energy programs lately as well offering big credits for things like solar panels added to your property. 

Congrats on the new project as well.

@Avery Heilbron Correct, it is a loan package offered by a lender I work closely with here in the Portland area. I am not sure what that looks like from state to state as I mainly focus here locally.

Exactly! One of my favorite strategies and correct like I mentioned this only works if you are looking to "house hack" and willing to have the investment to be your primary residence. Which is also why I really like this loan package, since it is your primary residence there is no need for any reserve. Thanks for reading!
