Sorry guys for the very vague question.

I'm working a potential wholesale deal. House would be a very good flip candidate. 3,000+ sq ft. Higher end finish may push the ARV north of 1mm.

Structure appears solid but decor is dated.

May also need new roof as it also looks old.

Will need kitchen and floors updated. Updated bathrooms.

New paint in and outside.

As is, it's like looking at a 1990 time capsule, lol.

Was trying to get a price per sq ft to give an accurate estimate for a prospective buyer.

Monday morning blast off! Before 9 am local time I've already sent emails to the decision makers of the two largest single family holders in the USA. Total number of houses owned is near 100,000. Also to the NPL Vice President of a major regional bank. Monday afternoon we now have calls scheduled with all three!

Market capitalization of their parent companies combined, in excess of $136bln. How's your Monday going?

Hey gang, considering chasing pre-foreclosure leads.

I can find the name and address, just no phone number. All we really need is a cell number to begin our marketing.

What do you use?

Would ideally like to be at $50-100/month total.

Not sure if that's realistic, just a goal?

Just had coffee with a whale. He says "Kid I'm coming out of retirement. I'm looking for cash flowing, Class A-B commercial and multifamily. Minimum 9% cap. Off market. Nationwide. Has to have your name on the contract Glynn. Locked in airtight. And don't waste my time." Well folks, he rocked my boat! He also mentioned transportation companies, commodity producers, large currency exchange transactions (whatever that is). I gotta #FeedTheWhale

Our experience is that our institutional clients don't like the following

- Fire damage

- Foundation issues

- Bad neighborhoods

- Rural areas with well water/septic systems

While some may see these as a goldmine, the big boys tend to shy away.
