Just called a large title company which was used for several rentals we bough a few years ago.  The title person told me "Just bring the executed PA to one of their local offices" and they will take over from there.  I guess I need to collect the EM check from the buyer.  Thank you for your advice Chris and Francesco.

We have a SFH rental and the tenant wants to buy it from us. We agreed on a price and he is working to get a loan. Do we need to go through a broker for paperwork and closing? Can we just use a closing company? We live in Fishers, IN. Any advice and recommendations as to closing agent or title company would be greatly appreciated.

I started to use Equity Trust one weeks ago. So far so good. They are very responsive (responded within 24 hours after email submission) and helpful in getting all documents checked and corrected. With them you pay one annual maintenance fee (based on asset size) and no fee for each transaction. I also tried Self Direction IRA Services. No response yet to email submission after 24 hours. They will charge $100 for each transaction though I was led to believe the fee is only $50 per transaction.
