I would say the one thing that get me where I am in my brokerage line of business is the same things on the investment line of business. Keep hanging out with people, or agents and broker who is better than you and who already did what you trying to do and find a way to add value to them.

Hey Matthew,

It will be a choice you need to make and I tell you what, I see great investor without RE license, and great investor with RE license so either path will lead to success. you just need to pick one and stick with it

For me deciding to get my license came from necessity, I could not find any realtor that focuses on doing investment properties or actually invest in real estate, or wanting to serve a demanding client like me, lol. So I get the license to 1st serve myself. There is a saying "you are your best client". This allows me to freely go see the house and put an offer in the home myself and not have to rely on other people's schedules. Having a license will open up to other sources of income than non-licensee can't have as well

just stumble upon this old post and found tons of great info. So I guess if you are appeal to the bank as an investor agent who has tons of resources to buy houses - the conversation is pretty much over? Seem like from what I read on here, everyone agreed that the bank or Asset manager does not want listing agent to have any interested in buying their inventory

 Yes but not for holding a house or any type of assets

 I went into the deal knowing for sure that it would refinance out at around $210k already base on comps. Don't be afraid to make low offers. you never know what the other party will reply. The worst thing they can say is no then you can come up. I always tell my investor client if you put the offer in and the other party is not mad at you, you are just simply giving your money away for free.

Correct it's not easy but it's there. My house, for example, i was able to purchase it cash for $140,000 in a good area by 290 and 1960. I spent $40,000 to fix it up for a total of 180,000. The bank 6 months later appraise it at $210,000. I was then able to refinance $180,000 out of it and my mortgage is ~850. Rent is $1400 in this area.  So essentially I bought this house for free....and it cash flow like hell if I need to rent it out later
