@Bonnie Rhodes at 25. Wife is 31 and I’m about to turn 33 next month. She left her 9-5 last December and I resigned from mine July of this year. Love real estate! Oh, and we also Have 3 kids under 5. Lol

@Joe Splitrock July 22,2020 will be my last day as a W2 employee. It was a difficult decision, but I finally got some courage to say screw it and walk away.

I am 32 years of age. I am happy with my decision because know that my real estate business needs more attention and I’m ready to take this endeavor the next level.

I closed on one of my flips today, which I am very thankful that everything went through. I am also buying another property and we are closing on that one 4/1/20. This one will be a rental, I will hold on to it for few years. I’m also blessed that all of my rentals are free and clear except 1 , so this whole situation makes me really stress free.

@Logan Merrick if you are new to investing I would be careful with taking a project on that has so many unknowns, especially when it comes to foundation unless you are getting an amazing deal. So much can go wrong when the foundation is being repaired.

I just recently had a house that I purchased with major foundation problems. The asking price was $95k, and they had a quote on file from a foundation company with repairs being estimated at $30k. I thought that quote was pretty low, but I went on and made an offer anyways offering them $65k. The ARV was approximately $225k with probably $65 k In rehab. After doing more due diligence, and taking to various foundation people, they honestly made me a little nerves and I decided to off load the property for $85k. At the end of the day, I still made $20k without doing anything, but of course I could've made a lot more, however , I didn't want to be greedy. There were too many unknowns. That's why I'm telling you, evaluate this very well, especially since the house was on the market for over a year. Mind you, my property was on the market less then few Hours before I was able to make a deal. I gave them ultimatum to either accept my offer without any contingencies or walk away. Good luck

@Hud Floyd Hello, I’m a police officer with over 8 years of experience with the Newport News police department here in Virginia. I own 10 properties at the moment and flip 3-4 houses per year. I also wholesale as the time enables me. I love both of my jobs, but at some point I’m going to have to pick and choose which career to focus on more. It’s getting tough handing it all. Anyways, I’m glad to see so many first responders investing in RE. Stay safe everyone!

@Robert Nelson lol. I am not even sure what that charge was. I was curious as well, but I didn’t want to ask any questions and continue entertaining this matter.

I appreciate all the responses. I am a little late, but here is the update. I wrote the following message to the buyer". Prior to responding to him, I checked my contract and consulted my lawyer to make sure I'm in clear. 

"Sir, in regards to your message it's very unfortunate that this is happening to you guys; however, there is nothing I can do. I would advise that you go through your home warranty or homeowners insurance. In addition, I would recommend getting more quotes as these numbers sound excessively high. Again, it's unfortunate circumstances and I wish you best of luck". 

His response was-

" I went through the home owners insurance which is AHS, and they won't cover the issue with the plumbing. Charged me $75 service fee and didn't do anything except agree with the other plumber that the main sewer line is collapsed. Roto rooter (a local plumbing company)cost me $519 that American home shield won't reimburse me".

My response to that was...

"While the property was under my possession everything was functioning properly. We had no issues with plumbing at all. Also, an inspection was done prior to closing and everything was fine. These things occur unfortunately and they come with territory of being a homeowner. Again, I'm sincerely sorry that this is happening to you. There was no intent to do anything that is unethical. I take a lot of pride at my work and always address the problems as they present themselves before me". 

After my response, he did not reply anymore. Again, my conscious Is clean. Things happened and we just have to deal with it. If this would have occurred within 24 hours, I would have done a different approach, but a month later is not reasonable to me when the house was sold AS IS. Anyways, thx everyone one more time.
