Were I the auction purchaser in such a situation I would leave emotion out of it, give the appropriate notice to quit, and on the first possible day file to evict and obtain possession.

 @Tom Gimer I swear you just can't help people even when you really try to it from the bottom of your heart. They way I see it, I'm a winner in this situation no matter what. My lawyer is most likely going to be involved. I really don't have time to be dicked around by bunch of tenants that can't even get their own household in order.

Have they provided evidence of paying March rent or did they pay you?

@Greg H. They haven't paid me any money nor did the provide me any leases. And if they do eventually provide a lease, it will be made up BS. I'm just curious at this point what the lease is going to look like.

All that has already been accounted in my numbers. I’m just trying to resolve it easy way, but it doesn’t appear it will go that way.

Greetings, 

I purchased a property sight unseen at the court house Auction in Virginia. I went to introduce myself and discovered that the people living there are not the owners. According to the information they gave me, the son in law was the owner of the unit, and of course they are at shock that he did this to them. The unit is in an excellent shape, they lived there for the last 8 years and took great care of the property. The problem is they're only paying $850 per month. I asked if there were any leases in place, and they said no.  When I initially went to introduce myself 2 days ago, they told me they would move out, but were not sure where to go since they were caught off guard. I felt bad for them and told them that they can stay there, but the rent was going to be now $1400, which that's what the market rent is. Today they come back to me and say, you can't make us leave, because we have a lease in place that runs from January-January, and according to the law you have to honor the lease.  He told me that's what his lawyer told him. I asked who the lawyer was and he did not want to disclose that. I'm caught off guard and to inpatient to wait until Monday before I can talk to some attorneys. In the meantime, does anyone have any suggestions or advice?

@Shawn McCormick Thank you for the response. There are a lot of things holding me in this area where I currently live in . I have a very established rental portfolio. I also flip houses and wholesale. If I move to FL I would have to start all over again. We were getting ready to build a house for our family. For the money I would spent here on a brand new construction I would get a lot less in Fl for the same amount. It's a tough decision to make.

@Tyler Gibson thank you for your input. I’ve noticed that as well, if a house is priced right it flies of the market… the over priced ones are doing all the reductions.. some sellers were hoping to catch the last train of 2021-2022 market prices.

@Samuel Leatherwood thank you for the input.. I was visiting Oviedo, Clermont, winter garden, lake Nona.. I’m narrowing it down between winter garden and Oviedo… we need great schools and everyone is saying we shoulD choose oviedo. We kinda like winter garden better and the schools are pretty good there as well. As far as the buy down interest rates, those are only for new construction. I’m not sure if I want to wait 8-12 months for the house to be built.

Greetings,

I’ve been thinking about a move to Orlando or one of the suburbs for at least 10 years now..as we all know life happens and I was never able to make that commitment and proceed forward. I’m getting this urge again this year, but my concern is buying a primary house at the peak of the market… the houses I’m interested in were selling pre Covid between 350to450 and their prices are now 550-650…

And of course the higher interest rates are not helping in this case neither..

What are your thoughts? Wait it out or just pull the trigger? I went to visit the area last week and I see a lot of new construction going on.. I am also noticing a lot of price decreases on some listings.. I’m interested to hear some perspectives.

@Devan W. If she qualifies and everything checks out just do it. Who cares what her professional career is, especially when it’s a legal one!!

Don’t get caught up with discrimination, just remember you are posting it on a public forum where everyone has access to it … Just my opinion..
