I’m in the same situation. My tenant moved in and lived there for 3 months and then decided to bounce on me with 9months remaining on the lease. I’m keeping her deposit and I decided to take this opportunity to fully remodel the unit. At first, I was upset and wanted to go file a civil law suit, but after reading some posts and talking to other experienced folks I realized I was blessed that she decided to leave, because she was on her way of becoming the biggest headache I’ve ever experienced when it comes to rentals. So, in my opinion you should just move on and not waste time with the courts. Good luck.

Congratulations! It looks amazing. Considering that it’s your first flip, don’t beat yourself about the time frame too much..at least you still have a positive story and made some money at the end of the day... the most valuable lessons that was learned was education you received, so when you do your next flip, it will only take 3 months... good luck to you... thank you for sharing.

Thank you @Greg H. for that information. So, if i purchase a HUD home in my name and live there for a year, as you stated I have to wait 2 years before I can purchase another HUD in my name.

Once our year is up, what if my wife buys it in her name. Are we legally able to pull that off?

Greetings all, I am bidding on a HUD property as an Owner occupant. I am also monitoring another HUD property that I’m considering as an investment property, i need to wait a few more days before it opens up for the investors. My question is. Am I legally able to pull this off? Buy two properties in my name at the same time? Also, once you satisfy the 1 year requirement as OO. Can I buy another HUD property as OO immediately after that, or is there a cool of period? Thx everyone!

I’m also looking for a primary with a conventional loan. My loan officer at wells Fargo advised, i Can put as low as 3%down.

I recently sold a property FSBO... I offered a commission for the buyers agent which worked out very well. I used Zillow for advertising and facebooks market place.. good luck..
