Looking for an update on this as well.

My wife and I received the initial consultation and after reading through this thread, seems to be a bit of an overkill with our current W-2 income.

Since we’re both full time W-2 earners with a 3 family unit for investment, it appears that deferring until one of us is a full time investors would be the way to go. Thoughts?

By 2.4, you mean 2.4 months of inventory?

Hello Everyone - 

I invest within the Lehigh Valley of PA where the homes are older (1900's) and had a question regarding the sewer drainage.  In one duplex in particular (Allentown, PA), the seller pointed out that the sewer line went to the alley and not the street (front of the home faces the street).  I didn't know if this was his way of discretely disclosing something to me of it doesn't make a difference at all....does if effect the value of the property as well?

I look forward to the replies, hopefully someone has a nugget of information.

@Vinh Huynh - Unless you’re banking on some type of appreciation (which would be more speculating than investing), sell it. I agree with others, negative cash flow is not investing.

Good point. Keeping it on a macro level, as money becomes more expensive, I would assume development in these rural areas would be unlikely making it a better play for an older & stable product?

Congrats on taking action/executing on your goal. I like your strategy of sticking with cash flowing properties, then moving to more populated areas when able.

The only issue (other than appreciation) is your exit of the property if need be. How long do assets of the size you’re acquiring turnover in your target areas?

@Jack - Thank you for the explanation and a good example from your experience. From what I gather, separately metered is ideal, but if not separated, then charging extra must be competitive. I noticed within the areas I am looking at in PA, the units are not separated and the owner pays for the water. Julian
