@Bryson Cox well am I supposed to have a ballpark of what I think I should get the house for before I have even toured it or met with the seller?

Hey guys, what's the best approach to a seller on a cold call. How do I tell them what kind of price range I'm at without making them angry or want to hang up?

I am an Ameatuer 20 year old wholesaler in Roanoke Virginia. There are no REIA meetings close to me in my state. They are typically 4 hours away, but I need contacts, investors, cash buyers who will buy in my area. Tons of them. Where do I find them? How can I start out wholesaling if I cant find investors?

What, where, and how can I easily find distressed homes to get a good deal on to wholesale? I've been to my local courthouse, local newspaper, and banks to try and find tax delinquent houses or pre and already foreclosed homes and came out with nothing. All the site I have been to for foreclosed or pre for closed homes want me to pay for their services. I want a good free source of information that I can rely on to put me in the right direction of a good house. I'm trying to start wholesaling for passive income until I can be financially free. Good tips would be great.
