There is a a huge development opportunity for a builder to come to Perry, Georgia and buy up a ton of vacant land to devlop. There are 20+ lots in a single subdivision up for grabs. This area is ripe for new construction and alot of it is happening at the moment so your property values will be high. If anyone here is or knows a builder who might be interest get in touch with me and lets get this land and houses built.

I have this property under contract and a local partner and I are looking for an additional partner or funding for the purchase. this property is under contract for 10k and my partner (a contractor) has the funds to complete the rehab. We are looking for someone to assist us with the purchase of the property including closing costs. We have an attorney in the area and we are ready to get started on the rehab asap. time frame of rehab is less than 2 months. If interested please hit me up. 

a few people I know need a good lender to refinance their performing rentals in Macon, GA and possibly other areas of Middle GA. I am looking for a lender from here since I know if the lender is here they will be aware of what to do with these types of transactions, especially since me and my friends are new to this. Does anyone know who might be able to help?

your not missing anything but I would do a few things in a different order. First you can find a sales contract easily online. no need to pay an attorney to draw one up, there is probably one on this site under tools>file place. two, you should have the seller sign the contract after if it reviewed by their attorney if they wish to do so. you should both sign at the same time so let them review an unsigned copy and you both sign at the same time after terms are agreed upon.

is all brick, all hardwood. Roof, electricity, and plumbing good except for the kitchen needing a new sink and the bathroom needing a new toilet. Could use some work in the tub overflow but it still works other than that. floors all look good.

similar property sold close by for 50,000 a couple of months ago.

Close to three colleges, a mall and other assorted shops/restaurants. The property is easy to rent and could be easy to flip later if you want. For anyone interested in a bunch of properties cheap, or breaking into a new market prime for rentals message me, I have access to many wholesale properties in Macon, Ga. Most are best for rentals while a couple are good for flips and one could even be developed if you want. All do require some work to be livable but they are certainly worth it.
